Let's go through some simple steps to understand and implement the Maintenance of Mechanical Ventilation System:
  • To efficiently control moisture, Ventilation systems should be maintained according to the manufacturer’s guidelines and the specified design.
  • Inspect the coils, condensate pans,ducts and fan regularly for cleanliness and to ensure that there is no mild development on the surface.
  • Check for any loose connections or damaged electrical parts. If there is damaged wiring or loose parts then the system will take more energy to work and can ultimately stop working.
  • A blower is responsible for taking the hot or cold air from the furnace and distributing it to the rooms. Clean any dust and dirt from the blower to ensure you have clean filtered air.
  • Replace and clean the air filters every six months, if you have an HVAC system installed.
  • Check for the fan system, for any damages or wear and tear of the fan parts. Clean the exhaust fans ,if you see dirt accumulated on it .
  • The exhaust fan bearings and fan motor should be well lubricated. Lubrication will ensure that there is no friction between the parts and the motor runs smoothly.
  • For the duct system make sure there is no dirt or debris collected inside the ducts. Incase of metal ducts check if there is any corrosion or dent and damage in the ducts.
  • Seal any air leaks in the dust system through caulking or weatherstripping. Caulk is a waterproof polymer that seals any air leaks in the Duct
  • Make sure that the ducts are properly sealed as they could be exposed to extreme heat or cold air that they transfer. If the ducts are not sealed the extreme temperatures can damage the ducts and create moisture build up. It can also increase the energy uptake and cause damage and also higher electricity bills.
  • Installation of uv light in the duct system can ensure its efficiency for the long term as it will kill any bacteria,spores,molds or fungus.
